Ukiyo Property Management began with one goal: to manage our own rental properties with the same level of care and professionalism we wished existed in the market. As friends and family took notice, they asked us to manage their homes too. What started as a personal project quickly became a referral only business built on trust, performance, and word of mouth.
In 2022, we opened our services to the public, not to grow for growth’s sake, but to meet the demand for a smarter, more selective approach to property management. Today, we serve homeowners in Oakland, Berkeley, San Francisco, Alameda, Piedmont, Orinda, and Lafayette who are leasing high value single family homes and looking for a management partner they can trust.
We are a small, experienced team focused on a narrow segment of the rental market. That’s by design. We don’t take on every client or every property. Instead, we offer personal attention, expert guidance, and reliable systems so our clients can move on to their next chapter with confidence.
Why “Ukiyo”?

Nicholas Bruce and Casey McManus co-founded Ukiyo Property Management to deliver a higher standard of service for homeowners who expect more.
Nicholas brings over twenty years of experience in real estate, with a strong focus on operations and leasing strategy. Casey’s career spans two decades in multifamily development, corporate investment, and operational leadership. Together, they lead a team built on integrity, responsiveness, and results.
They are actively involved in the business and remain personally connected to each home under management.
